A pre-approval is when a lender reviews your income, debts, and credit to determine how much they’re willing to lend you for a home. It often locks in an interest rate for a period of time.

⚖️ Conditions

Conditions (also called subjects) are requirements written into an offer that must be satisfied before the sale becomes final. Common conditions include: Financing approval, home inspection, lawyer approval. The deal is not firm until all conditions are removed

A deposit is money you submit when you make an offer on a home to show the seller you’re serious about buying.It acts as a good faith commitment and is held in trust until the sale is finalized.

What you need to know:

  • It’s not an extra cost — it goes toward your down payment or purchase price

  • A stronger deposit can make your offer more appealing in competitive situations

  • If you back out of a firm deal without a valid reason, you could lose your deposit

🔥 Multiple Offers

Multiple offers happen when more than one buyer submits an offer on the same property at the same time.

This creates a competitive situation, where the seller gets to choose the offer that works best for them—not just the highest price, but the strongest overall terms.

An offer date is a specific day and time set by the seller when they plan to review all offers on their home. Instead of looking at offers as they come in, the seller waits until that set date to give multiple buyers a chance to submit their best offer.
