🏡 Real Estate Terms You Actually Need to Understand (Without the Confusion)

Real estate has its own language—and if you don’t understand it, it can feel overwhelming fast. These are the terms I make sure every client understands before we even start looking at homes.

🔑 The Must-Know Terms

💰 Pre-Approval

A pre-approval is when a lender reviews your income, debts, and credit to determine how much they’re willing to lend you for a home. It often locks in an interest rate for a period of time.

⚖️ Conditions

Conditions (also called subjects) are requirements written into an offer that must be satisfied before the sale becomes final. Common conditions include: Financing approval, home inspection, lawyer approval. The deal is not firm until all conditions are removed

💵 Deposit

A deposit is money you submit when you make an offer on a home to show the seller you’re serious about buying. It acts as a good faith commitment and is held in trust until the sale is finalized.

What you need to know:

  • It’s not an extra cost — it goes toward your down payment or purchase price

  • A stronger deposit can make your offer more appealing in competitive situations

  • If you back out of a firm deal without a valid reason, you could lose your deposit

🔥 Multiple Offers

Multiple offers happen when more than one buyer submits an offer on the same property at the same time.

This creates a competitive situation, where the seller gets to choose the offer that works best for them—not just the highest price, but the strongest overall terms.

📅 Offer Date

An offer date is a specific day and time set by the seller when they plan to review all offers on their home. Instead of looking at offers as they come in, the seller waits until that set date to give multiple buyers a chance to submit their best offer.

🎯 Closing Thought

Real estate doesn’t have to feel confusing or intimidating. Once you understand the language, everything else becomes clearer—better decisions, stronger confidence, and less stress at every step.

And the truth is, you shouldn’t have to figure it out alone. Having someone break it down in a way that actually makes sense can completely change your experience when buying or selling in a market like Winnipeg.

❄️ Tips for Melting Snow Safely Around Your Home

We’re in that in-between season where the snow is melting… but not fast enough 😅
And how it melts around your home actually matters more than most people realize.

Here’s how to speed things up safely—and avoid costly water issues 👇

🏡 1. Clear Snow Away From Your Foundation (This is the BIG one)

As snow melts, all that water has to go somewhere.

  • Shovel snow at least 1–2 feet away from your home

  • Pay extra attention to low spots where water can pool

  • Make sure grading slopes away from the house

👉 This helps prevent water seeping into your basement (especially during heavy melt days).

💧 2. Create Drainage Paths

If you’ve got a lot of snow built up:

  • Use a shovel to create small channels directing water away

  • Keep pathways clear toward the street or drains

  • Watch areas near window wells 👀

👉 Think of it like guiding the melt instead of fighting it.

🧊 3. Be Careful With Salt (Less is More)

Salt can help—but it can also cause damage.

  • Avoid overusing it on concrete and driveways

  • Use pet-safe or eco-friendly options if possible

👉 Too much salt = long-term surface damage (and unhappy pets).

🧱 4. Watch for Ice Dams on Your Roof

  • Look for ice buildup along the roof edge

  • Clear lower roof areas if safely possible

  • Ensure gutters are open so water can flow

👉 Ice dams can force water back into your home—not something you want to deal with in spring.

🌬️ 5. Check Your Downspouts

  • Make sure they’re not blocked by snow or ice

  • Extend them further away from the house if needed

👉 This is one of the easiest fixes that makes a huge difference.

This time of year is when a lot of hidden issues show up—especially around water.

Final Thoughts

A little attention now can prevent:

  • Basement leaks

  • Foundation damage

  • Landscaping issues

Happy Easter 🤍🐣

Wishing you a day filled with joy, peace, and time with the people who matter most. Grateful for this season of new beginnings
