What Does a First-Time Home Buyer Actually Need to Know?

Buying your first home is exciting—but it can also feel overwhelming.

There are mortgage conversations, down payments, showings, inspections, offers, lawyers, conditions, closing costs… and suddenly you're wondering:

“Where do I even start?”

The good news is that you don't need to know everything before you begin.

You just need to understand the major steps, know what questions to ask, and have the right people around you to help guide you through the process.

As Winnipeg REALTORS®, we work with a lot of first-time buyers, and one of the things we hear most often is:

“I just don't know what I'm supposed to know.”

So, let's break it down.

1. Know Your Budget Before You Start Looking

Before you fall in love with a house online, talk to a mortgage professional.

A pre-approval can help you understand what you may qualify for and what your monthly payments could look like.

But remember:

What you qualify for and what you feel comfortable spending aren't necessarily the same thing.

Think about your overall monthly budget, not just the mortgage payment. Property taxes, utilities, insurance, maintenance and other expenses all become part of homeownership.

2. Your Down Payment Isn't Your Only Upfront Cost

A common misconception is that you simply need your down payment and you're ready to buy.

There are other costs to plan for, including:

  • Legal fees and disbursements

  • Land registration fees

  • Property tax adjustments

  • Home inspection

  • Title insurance

  • Moving expenses

  • Immediate repairs or improvements

We recommend budgeting approximately 2.5%–4% of the purchase price for closing costs, although your actual costs will depend on your situation.

The goal isn't to spend every dollar you have just getting the keys.

Having some money left over for the unexpected can make those first few months of homeownership much easier.

3. Know Your Must-Haves

Before you start looking at homes, make two lists:

Must-haves: Things you genuinely need.

Nice-to-haves: Things you'd love, but could live without.

Maybe you need three bedrooms, but you'd love a finished basement.

Maybe you need a certain neighbourhood, but the renovated kitchen isn't essential.

Knowing the difference can help you stay focused—and avoid ruling out a great home because it doesn't check every box.

Your first home doesn't have to be perfect.

It just needs to work for your life, your budget and your priorities.

4. Look Beyond the Pretty Kitchen

It's easy to get distracted by beautiful finishes when you're viewing a home.

But don't forget to look at the bigger picture.

Pay attention to things like:

  • Roof and windows

  • Foundation

  • Heating system

  • Electrical and plumbing

  • Signs of moisture

  • Basement condition

  • Major renovations

  • Overall maintenance

You don't need to be an expert. That's where your REALTOR® and home inspectors come in.

The important thing is to ask questions and understand what you're buying.

5. Understand the Offer You're Making

When you find the right home, your offer isn't just about the purchase price.

It can also include things like:

  • Deposit

  • Possession date

  • Financing conditions

  • Home inspection conditions

  • Other conditions relevant to the purchase

  • Inclusions and exclusions

Your REALTOR® should explain the offer with you before you sign it so you understand exactly what you're agreeing to.

Never be afraid to ask questions.

Especially when it's your first time.

6. Don't Let Excitement Make the Decision for You

This one is important.

You walk into a house and immediately picture your furniture in the living room. You imagine your kids playing in the backyard. You start thinking about where the Christmas tree will go.

It's easy to become emotionally attached.

But before making an offer, take a step back.

Ask yourself:

Does this home actually make sense for us?

Does it fit your budget?

Does the location work?

Are there repairs you're comfortable taking on?

Does it meet your priorities?

The goal isn't to talk yourself out of a house.

It's to make sure you're making a decision you feel good about after the excitement settles down.

7. You Don't Have to Know Everything

This might be the most important thing for a first-time buyer to hear:

You are not expected to know how to buy a house.

That's why you have a team.

Your mortgage professional helps with financing.

Your REALTOR® helps you navigate the real estate process.

Your lawyer handles the legal side.

Your home inspector helps you understand the condition of the property.

And you get to ask as many questions as you need along the way.

So, Where Should You Start?

If you're thinking about buying your first home, start with these five things:

1. Understand your finances.

2. Talk to a mortgage professional.

3. Figure out your must-haves.

4. Find a REALTOR® you trust.

5. Start learning about the market—even if you're not ready to buy yet.

You don't have to buy the first house you see.

You don't even have to buy right away.

Sometimes the best first step is simply getting informed.

Thinking about buying your first home?

We're happy to sit down with you, answer your questions and walk you through what the process could look like.

No pressure. Just a conversation to help you understand your options and your next step.

Is Fall a Good Time to Buy a House in Winnipeg?

Summer is over, the kids are back in school, temperatures are dropping—and the Winnipeg real estate market starts to change too.

If you've been thinking about buying a home, you may be wondering whether you should keep looking through the fall or simply wait until the spring market returns.

The truth is, there isn't one right answer.

Fall brings some changes to the market that can create opportunities for buyers, but there are also trade-offs to consider. Understanding what typically happens can help you decide whether buying this fall makes sense for you—or whether waiting is the better fit.

Why Fewer Buyers Can Sometimes Mean Less Competition

Fall can look different.

A home that might have attracted significant attention during a busier period could have fewer competing buyers later in the year.

That doesn't mean every fall listing is negotiable or that buyers will automatically get a “deal.”

Instead:

Less competition can mean:

  • More time to think through a decision

  • Less pressure to compete immediately

  • More opportunity to negotiate certain terms

  • Potentially fewer multiple-offer situations

  • More room to carefully compare properties

  • The ability to make an offer based on the home's value rather than simply trying to beat another buyer

A desirable home in a sought-after neighbourhood can still generate strong competition at any time of year.

But There's a Trade-Off: Less Competition Can Mean Less Choice

Imagine you're shopping for a home in September.

There might be 100 homes that fit your general criteria.

By November, there might be fewer new listings coming onto the market.

So although there may be fewer buyers competing with you, there may also be fewer homes that actually fit what you're looking for.

This is especially important if someone has very specific requirements:

  • Specific school area

  • Specific neighbourhood

  • Minimum bedroom count

  • Large yard

  • Garage

  • Specific price range

  • Accessibility requirements

  • Certain home style

So, is fall a good time to buy in Winnipeg?

It can be. But we don't think the calendar should make the decision for you.

The right time to buy is going to depend on your finances, your timeline, your family, your current housing situation and—most importantly—whether you actually find a home that makes sense for you.

Fall may offer less competition, but potentially less selection. Spring may bring more inventory, but it can also bring more buyers competing for those homes.

Instead of waiting for the “perfect” season, we'd encourage buyers to understand the market, know their numbers and be ready to act when the right opportunity comes along.

And if the right opportunity doesn't come along this fall? That's okay too.

Thinking about buying but not sure whether you should make a move this fall or wait until spring?

That's a conversation we're happy to have.

We can look at your budget, timeline, neighbourhoods and what you're hoping to find—and help you understand what the current market actually looks like for you.

No pressure to buy. Sometimes the best next step is simply getting informed.
